In order to complete a property transfer contract in Greece, a number of documents are necessary to ensure the legality and validity of the transaction.

  • Photocopy of the seller’s and buyer’s identity card or passport – occupation – home address – tax office – VAT number.
    *For foreigners from outside the European Union, if applicable (depending on the time) a valid residence permit or recent entry visa will be required.<\/em><\/span><\/li><\/ul>
    2. Certificate of Completeness<\/strong><\/h6>
    • Certificate of completeness of the building’s identity by an engineer, (updated) completion and floor plan according to Law 4495 with the solemn declaration.<\/li><\/ul>
      3. P.E.A.<\/strong><\/h6>
      • Energy Performance Certificate from an engineer.<\/li><\/ul>
        4. ENFIA certificate<\/strong><\/h6>
        • Seller’s ENFIA certificate for the years 2019 – 2024 from an accountant for the horizontal property.<\/li><\/ul>

                • ENFIA certificate from the Independent Public Revenue Authority, proving that the property was included in the FAP and ENFIA declarations of the last years.<\/li><\/ul>
                  10. Accounts Payable<\/strong><\/h6>
